What It Is
The Brownfield Online Connexion (BOX)™ is a secure website where owners can confidentially show their surplus properties to a group of redevelopers who are pre-selected by BMA based on specific qualifications and criteria and who have been approved by the owner (Selected Redevelopers).
All Selected Redevelopers have demonstrated their reliability by long track records of success in the industry and strong financial backing. The Selected Redevelopers have different risk-transfer models, but all shift legal and financial responsibility away from the owner using a combination of indemnities, covenants, insurance and other risk-transfer mechanisms. In many cases, Selected Redevelopers will pay a substantial purchase price for contaminated properties the owners previously may have thought were worthless.
How It Works
Selected Redevelopers are assigned secure and exclusive data rooms on the BOX™ website, which BMA populates with information about properties provided by the owners. For each candidate property, the Selected Redeveloper will be able to review key information about the property, including the location, acreage, zoning, proximity to highways, assessed value, etc. Owners can designate which Selected Redevelopers they want to review their properties.
Selected Redevelopers will have a limited time to review candidate sites. At any point during the review period, a redeveloper can either select or pass on a site. The developer will then make an offer on the property, which BMA and the owner will review and, if it meets the owner’s requirements for liability protection and other criteria, proceed to negotiate a sale and liability transfer.

- The BOX™ allows owners to efficiently and effectively test the markets through confidential reviews by leading brownfield acquisition and risk transfer specialists (Selected Redevelopers);
- The BOX™ is confidential and secure. Selected Developers must execute a Confidentiality Agreement before gaining access to information on the BOX. The BOX website is maintained with state of the art security systems in place;
- There is no cost to utilize the BOX™ to show owned properties to potential purchasers. BMA will coordinate data collection and upload and provide secure access to Selected Developers approved by the owner; and
- The BOX™ is not a general listing service and in many cases allows owners to transition properties without the use of brokers and associated commissions.
