What It Is
The Integrated Property Management System (IPMS) is a single-source solution to streamlined management of critical property data. IPMS was developed to provide an integrated, GIS-referenced IPMS approach in response to corporations' needs to identify, centralize and prioritize real estate redevelopment opportunities for underutilized land assets.
IPMS was created using Microsoft SQL Server and ASP.NET architecture. The application is encrypted using an up-to-date SSL 128-bit certificate, which guarantees secure communication between the client browser and the web server. There are specific processes and procedures in place for database administration, firewall protection, back-up, secure access/use, virus protection, and internal monitoring.
How It Works
The system provides a flexible web-based environment to manage and analyze real estate, environmental, tax and holding cost information from multiple or single data sources. IPMS™ works by giving its users:
- Customized, user-friendly programming that provides immediate access to key information
- Printer-ready reports literally available with the click of a button
- Access to the historical records side of IPMS allows immediate review of past transaction documents and the ability to track use restrictions
Where divestment is planned, IPMS’ strategy-based prioritization model and externally linked electronic due diligence data rooms help deliver lower transaction costs which drive more of the right transactions across the finish line.
What Are Its Benefits
IPMS gives users a strategy-based prioritization model to help build effective solutions from a range of VR opportunities, including property divestment or, in some cases, retention of surplus properties with protective RM strategies.
IPMS has a number of specific benefits for owners of surplus properties, including:
- Compilation of multiple legacy database systems in one centralized location.
- Capability to streamline and improve information management practices.
- Web-enabled to allow designated users easy access to information.
- Portfolio rationalization of brownfield properties.
- Strategic categorization of surplus and idle properties.
- Prioritizing disposition through financial reporting.
